The lock failed at 11am — and who we called first
Jet-lagged guests, the right key and a door that would not open. How our Manchester Airbnb management team handled it hour by hour, and who we called first.

Twelve hours in the air from Hong Kong, the right key in hand, and a Manchester apartment door that refused to budge. After giving our guests a complimentary early check-in, we received their call at 11:15 AM and immediately ran through the basics—verifying they were at the correct door with the correct key—before making the drive over.
The Timeline
The On-Site Diagnosis
Within thirty minutes, we were on-site with our spare keys. When those failed to turn as well, the situation shifted from a simple check-in hurdle to a hard mechanical failure.
Before booking a locksmith, we rang the property owner. We operate on two non-negotiable rules for property emergencies:
We act instantly to get guests safely inside.
We never spend an owner’s money on a repair without providing the exact cost for approval first.
The Multipoint Lock Failure
A locksmith working next door managed to force the mechanism down and get the door open just after midday. He identified the culprit immediately: the multipoint locking mechanism's gearbox. Short-let doors endure heavy cycles from unfamiliar users, causing this central component behind the handle to wear out rapidly.
Guests rarely report a failing lock; they simply work around it until the day it snaps. Watch for these critical warning signs:
The handle requires extra force to lift before the key will turn.
The handle flops down with zero resistance.
The key turns smoothly, but nothing actually locks.
Grinding, clicking, or crunching sounds emanate from inside the door.
The door requires lifting and slamming just to close.
The Unwritten Management Hour
With the owner's immediate approval, the locksmith replaced the gearbox on the spot—saving the owner from exorbitant 11 PM Saturday emergency rates.
Our guests were inside, but their morning was lost and they had no supplies. We drove them to the nearest supermarket and back. This isn't in any management contract; we did it because guests easily forgive mechanical failures, but they never forgive being left to fend for themselves.
The Reality of Property Management
Things break. Locks fail and boilers pack in. What owners actually pay a management company for is the hour that follows: a local team that diagnoses the root cause, secures upfront cost approval, and goes the extra mile so the guest's stay is remembered fondly regardless.
